The plot price is only part of what you pay

Stamp duty (4% of market value for residential plots), advocate fees (roughly 1–1.5%), and Land Control Board consent fees add up to KSh 350,000–600,000 on a typical Kiambu plot. Nobody puts this in the listing. Get the full cost of purchase in writing before committing.

Road access changes completely in the rainy season

Kiambu County gets two rainy seasons. A plot that looks easily accessible in January can become genuinely impassable in April along unmaintained access roads. Ask specifically about road conditions in wet weather — or visit in April. At Migaa, internal roads are cabro-paved throughout the estate.

Some Kiambu listings describe a boom gate and a developer's fence as a "gated community." The county has genuine infrastructure: AAR Hospital on Kiambu Road, Crawford International School and Brookhouse within the corridor, Two Rivers Mall and Ridgeways Mall both accessible via the Northern Bypass. The B32 road dualling changes the equation further. When the Pangani–Muthaiga–Kiambu–Ndumberi road becomes a four-lane dual carriageway (construction from 2026), commute times from Kiambu County into Nairobi will drop significantly. Migaa sits on this corridor. The estate will be better connected in two years than it is today.

The honest trade-off: Kiambu plots cost more than Kangundo Road or Ngong. The gap reflects infrastructure quality, proximity to Nairobi, and the character of the corridor. If your budget requires the lowest possible entry price, Kangundo Road is where to look. If you're buying for quality of location, Kiambu County is hard to beat at this distance from the CBD.
