Kiambu County gets two rainy seasons. A plot that looks easily accessible in January can become genuinely impassable in April along unmaintained access roads. Ask specifically about road conditions in wet weather — or visit in April. At Migaa, internal roads are cabro-paved throughout the estate.

The county has genuine infrastructure: AAR Hospital on Kiambu Road, Crawford International School and Brookhouse within the corridor, Two Rivers Mall and Ridgeways Mall both accessible via the Northern Bypass. These amenities aren't future promises — they're already operating and they're what drives residential demand.
The B32 road dualling changes the equation further. When the Pangani–Muthaiga–Kiambu–Ndumberi road becomes a four-lane dual carriageway (construction from 2026), commute times from Kiambu County into Nairobi will drop significantly. The honest trade-off: Kiambu plots cost more than Kangundo Road or Ngong. The gap reflects infrastructure quality, proximity to Nairobi, and the character of the corridor.
