The drive from Nairobi CBD takes 25–35 minutes via Kiambu Road from Muthaiga, or via the Northern Bypass from Westlands. Under clear conditions it's closer to 20 minutes. In peak-hour traffic along Kiambu Road, plan for 40.
For buyers coming from Gigiri, Runda, or the UN complex — Migaa is actually closer than most people expect. The Northern Bypass gives a near-traffic-free route from that side of the city.
In November 2025, Cabinet approved the dualling of the 23.5 km Pangani–Muthaiga–Kiambu–Ndumberi road (B32) into a four-lane dual carriageway. Funded by a KSh 38.7 billion China EXIM Bank loan. Thirty-six month EPC contract. Construction starts 2026. The Northern Bypass dualling (20.2 km) got a separate approval the same year.
That's the road Migaa sits on. When complete, the commute that takes 35 minutes in traffic will take around 20. Land prices in Kiambu satellite towns averaged 14.72% appreciation over the last five years, with a 9.4% quarterly jump in late 2023.
